Selling your home is something that you don’t do every day, so it’s wise to work with someone with the experience to make sure you get the best deal possible.  A real estate agent help get your home as much visibility as possible and help negotiate any offers so that you don’t leave any money on the table.  As well, real estate can be stressful, so having someone there to help will help take some of that stress away.  To help find the right realtor for you, here is a blog post with some questions that you can ask.

No matter the price point of your home, you want it looking it’s best.  Some home sellers have great personal style and we can just take photos and it works out great.  On the other hand, some homes are vacant and need the help of a professional staging company.  Most homes will fall somewhere in the middle, they have some furniture but it needs a little adjusting or improving in order to look its best.  When I meet with you and tour your home I will give you my professional opinion on what I believe will help make your house more attractive to potential buyers.  If you would like some tips to help get you started with some do-it-yourself home staging, check out my blog on 5 Quick Ways to Stage Your Home.

No buyer really wants to buy a home that they have to dump a ton of money into.  That is, unless they are getting it for a discount and the repairs and updates will be reflected in their offer price.  That being said, if you have the time and budget for repairs it may be wise for you to make these prior to listing your home. The biggest thing to consider is will the repair A) make your home more attractive and get more people in the door and B) will you see a return on your investment – meaning you will increase the value of your home more than what you would spend in repairs.  There is no crystal ball to know exactly what you will receive as an offer, however, if you compare your house to others that that are for sale or recently sold in your area you can make educated decisions.  I can help your with this information.  And, if you would like to learn more about some easy repairs that you start today, check out my blog on the Top 5 Repairs for Home Sellers.

Market Value is what someone is willing to pay for your house at a particular point in time.  

Assessed Value is used for property tax purposes to determine how much your property taxes will be.  It is not the same as Market Value.  The Assessed Value has no impact on how much your property is worth. The agency who completed the assessment don’t typically know what kinds of updates that you have completed inside your house, or take into account all current market trends that impact what someone is willing to pay today for your home.

If you are in the City of St. John’s you can find out your assessed value HERE.  And for Paradise, CBS, Mount Pearl, and most other municipalities in Newfoundland and Labrador, you can search for your assessed value HERE.

The most common way to determine how much your house is worth is a comparative market analysis.  A comparative market analysis, CMA, will consider recent properties sold and active properties in your neighbourhood that are similar to your home.  It will also take into consideration market trends that are currently having an impact on home prices in your neighbourhood.
