Seller mistakes you want to avoid! Don’t make these 5 mistakes when selling your home. If your goal is to sell your home quickly for the most money possible, do yourself a big favour and set the sale of your home up for success right from the start. 

Seller Mistake #5: Ignoring Major Repairs

No seller wants to invest thousands of dollars into a house that they are going to sell. But the thing is, most buyers will not pay top dollar for a house that they have to put a lot of work into.  And oftentimes, doing the repairs will give you a higher return on your investment than if you didn’t do them at all. Just be cautious when choosing which repairs to do because there will be a max amount that someone will pay for a house in your area. 

Seller Mistake #4: Not Being Flexible with Showings

It is really hard to sell a home that buyers cannot see.  If there are specific times that the home cannot be viewed, because you work from home or have small children, let your agent know in advance so they can advertise the viewing times that are available. Also, don’t stay home for viewings.  This can be awkward and distracting for the buyer. Let the buyer experience the home as if they were the ones living there

Seller Mistake #3: Not Decluttering

If you are not willing to declutter your home before you put it on the market you are taking the risk of buyers not being able to envision themselves in your home. If you are selling your home you are planning on moving anyway so pack up items that you don’t need in advance and put them in storage.

Seller Mistake #2: Not Cleaning your House

A deep clean goes a long way towards selling your house.  There should be no people grime visible anywhere.  I’m talking about showers, baseboards, toilets, even inside your fridge. A clean house shows buyers that the person who lives there has a pride of ownership.  If you don’t have time to do this yourself, hire a cleaning company to help.  That way all you have to do is a spritz of windex and a quick swiffer before you are out the door before a viewing.

Seller Mistake #1: Pricing Your Property Too High

All that happens is your home sits on the market longer than it should, which causes concern from potential buyers. Leaving them wondering what is wrong with your property.  And ultimately, if your house sits on the market too long, you receive less than what you could have gotten if you had priced it properly from the beginning.  Long story short, don’t price yourself out of the market.
